L03 Emergencies
If it is an emergency, call.
Do not submit an online request for an emergency. Call right away so we can dispatch help.

What counts as an emergency
- Active water leak or flooding
- No heat in cold weather, or no hot water
- Sewage backup or no working toilet
- Electrical hazard, sparking or total power loss not caused by the utility
- Broken exterior door or window lock that leaves the unit unsecured

Common questions.
How do I pay rent?
Call the office at (747) 333-1070 and we will go over the payment options, including automatic monthly payments.
When is rent due, and what if I am late?
The due date and any late fee are stated in your lease. If you expect to be late, call us before the due date. It is always easier to find a solution early.
How long do repairs take?
Emergencies are addressed right away. Routine requests are reviewed on the next business day and scheduled with a vendor; you will receive updates by phone or email.
Do I need renters insurance?
Your lease will say whether it is required. Either way it is strongly recommended: the owner’s policy does not cover your belongings.
How do I give notice to move out?
Send written notice as your lease requires, and contact the office to schedule a move-out inspection. We will explain what to expect so you can plan.
When will I get my security deposit back?
Under California law, the deposit, or an itemized statement of deductions with the balance, is sent within 21 days after you move out. Please give us a forwarding address.
I am locked out. What should I do?
During office hours, call (747) 333-1070. Lockout policies and any fees are described in your lease.
